When Woodbranch Investments Corporation began development on the site in 2013, there were several chal-
lenges that needed unique solutions. Houston’s own Jackson & Ryan architects, needed to develop a way to
aesthetically connect the existing garage to the new site. The 30-year-old parking garage provided a constraint
as it needed to be worked around to maximize the height of the tower. The tower’s foundation required a 30’
deep excavation adjacent to the south face of the garage. Market Square Tower is located on a historic site, the
excavation uncovered historical construction material and this was turned into a positive by having the Preser-
vation Society salvage and repurpose the 19th century bricks in order to obtain the ‘Good Brick Awards’.

This project is a nice melding of coastal luxury multifamily and brings in the best of both worlds for a unique
masterpiece. Most properties are proven to be classic when they are able to stand the test of time. With such a
broad base of unique amenities, developers and operators alike should pay attention to see what amenities will
stay and which are duplicated into other communities.
