        One Lakes Edge is a luxurious upscale apartment community in The Woodlands, Texas. Settled next to Lake
        Woodlands, One Lakes Edge has amazing views and amenities in walking distance. One Lakes Edge offers
        resort-inspired amenities that include an expansive pool deck, club room with scenic lakefront views, state of
        the art fitness center, and water sports access. The apartment is an 8 story building consisting of 390 units and
        22,000 SF of ground level retail. Retail tenants feature companies such as Starbucks, nail salons, boutique cloth-
        ing stores, and a dessert shop.


        Located in Hughes Landing, a 66 acre mixed use development, One Lakes Edge is the epitome of Live, Work,
        Play. All within walking distance, residents have access to world class restaurants, Whole Foods grocery store,
        retail, hotel, and five office buildings. If residents worked in the office buildings, it is possible for residents to
        never leave Hughes Landing during the week. Additionally, One Lakes Edge offers convenient access to The
        Woodlands’ Park ‘n’ Ride system and The Woodlands trolley system.


        One Lakes Edge is a Texas wrap apartment. Wrap buildings, sometimes called ‘Texas donuts’ consist of resi-
        dential units and/or retail ‘wrapping’ around an above-grade parking structure. Generally appropriate for sites
        where more expensive below-grade parking is not an option; the wrap building offers a good high-density
        solution on sites two acres or larger. These buildings can take on many forms and can be designed to relate to
        nearly any context. The design solves a number of suburban planning issues: people can live near their cars,
        with dedicated parking places requiring a minimal outlay of land, yet parking is hidden to passersby. This design
        allows retail to front thoroughfares and sidewalks.

        The most innovative amenity of One Lakes Edge is undoubtedly Hughes Landing. Hughes Landing features
        a mixture of five Class A office buildings; an Embassy Suites by Hilton for business and leisure travelers; and
        120,000 square feet of retail space including a Whole Foods Market and a host of upscale restaurants. Hughes
        Landing also features water sports, art sculptures, and an entertainment venue. One Lakes Edge construction in
        Hughes Landing gives it Live, Work, Play components. It is very rare for one developer to control so much land
