in an urban setting to create multiple uses to feed off of each other, but Howard Hughes was able to capitalize
on its land position and create multiple synergies.

In addition to its addition to Hughes Landing, One Lakes Edge by itself features top of the line amenities. The
developer wanted to create an apartment with resort like amenities. Residents have the opportunity to go on
vacation at their complex. Residents have access to a fitness center, a dog park with a dog washing station, bike
and kayak storage rooms. The third floor features a business center and conference room. The apartment has
an internet café, game room with a pool table, shuffleboard and poker table, catering kitchen, and a lounge bar
overlooking Lake Woodlands. Most of the residential units are located on floors four to eight. One Lakes Edge
features one-, two- and three-bedroom units averaging about 1,030-square feet. Residents can drive into the
garage and park on their floor. Units feature gas ranges, stainless steel appliances, white granite countertops,
tile backsplashes, as well as built in bookshelves, closet shelves, tub-and-shower set, balconies and wine chillers
in select rooms. All the units have a USB charging outlet and a Nest thermostat that is programmable with a
smartphone app.

In conclusion, One Lakes Edge is one of the most innovative projects for two reasons. First and foremost, its
location in Hughes Landing is outstanding. If One Lakes Edge residents work in Hughes Landing, it is possible
for them to not leave Hughes Landing for weeks. With access to employment, grocery stores, restaurants, and
retail, the mixed-use components blend perfectly. Secondly, the apartments themselves are built with top of the
line innovation and creativity. The complex features dog parks, places to host guests, and conference rooms for
residents to conduct business. Inside the units, the units have state of the art appliances, countertops, and Nest
thermostats. The combination of its location in Hughes Landing, resort-like amenities, and internal unit features
is what separates One Lakes Edge from the competition.
