CONCLUSION



        Within Houston’s various employment centers, achieving the kind of destination environment that embodies
        ‘Live, Work, Play’ will continue to be the ultimate goal for developers and investors.  A growing portion of the
        population has begun to abandon the ‘big house with the big yard and two-car garage’ and have embraced the
        urban environment.  This movement has been primarily driven by the success of the mixed-use development
        and the growing demand to stay connected.  Many consumers, young and old, want to feel like they are a part
        of the community, even if it’s as they walk into their apartment lobby.  Those consumers value an active lifestyle
        in a walkable environment, surrounded by others who want the same thing.  Real estate developers and city
        leaders must work together to capitalize on this opportunity and help ensure that Houston remains a top-tier
        city for decades to come. That said, suburban living will not be going away soon, as there will always be custom-
        er segments that prefers that lifestyle and thoughtful value-creators will continue to flourish in  peak markets as
        well as economic troughs.
